Screening Criteria

Please read the following conditions carefully before completing the application.  By proceeding, you agree to comply with these terms. 

1. Each applicant must complete an application. 

2. You must fully complete all portions of the application or provide an explanation  acceptable to the landlord as to why you did not complete all portions of the  application. 

3. You must be at least 18 years of age. 

4. You must have photo identification. 

5. You must have a valid social security number. 

6. You must have a prior rental history or have owned a home and provide proof of  same. Exemption to this requirement is full time students, providing their status  can be verified. 

7. Any negative reference from a prior or current landlord will cause you to be  denied rental. 

8. If eviction action has ever been filed against you, regardless of the outcome, you  will be denied. 

9. Your gross monthly income must be at least 3 times the monthly rental amount  and you must provide landlord with acceptable written documentation  substantiating your income which is dated within the past 30 days. If you are self employed, you must provide your most recent tax filing to verify your income.  Exemption to this requirement is full time students, providing their status can be  verified (See line 18). 

10.If you have been sued by anyone in an attempt to obtain a money judgement  against you within the last 5 years you will be denied rental. If you have a money  judgement against you that is older than 5 years you must have legally satisfied  that judgment or you will be denied rental. 

11.If you have been convicted of illegally manufacturing or distributing a controlled  substance as defined in sec 102 of the Controlled Substances Act (21 U.S.C.  802) you will be denied rental.

12.You may be denied rental if you have been convicted of a felony or released from  custody or supervision for a felony conviction, whichever occurred later, within  the past six years, and the crime shows a demonstrable risk to tenant safety  and/or property or you have been convicted of a misdemeanor within the last  three years and the crime shows a demonstrable risk to tenant safety and/or  property. For felony or misdemeanor convictions, other than for the  manufacturing or distributing of a controlled substance, consideration will be  given to the nature and severity of the crime, your age at the time of the criminal  activity, and the amount of time that has passed since the criminal activity  occurred. Additional factors may also be considered on a case-by-case basis. It  is your responsibility to provide any supporting information or documentation  regarding any prior criminal convictions that you would like to be considered. 

13.No smoking allowed. 

14.Your credit report cannot have any delinquencies noted. 

15.If landlord is unable to verify any information on your rental application, including  but not limited to, your prior rental history and your employment, you will be  denied rental. 

16.If you have misrepresented any information on your application, you will be  denied rental. 

17.You must pay a security deposit at the time of the signing of the rental  agreement. 

18.Full time student income requirements: Applicant must provide acceptable  documentation of the ability to pay rent, dated with the past 30 days, which may  include, but is not limited to, documentation from the Financial Aid Office  indicating that applicant will receive sufficient financial aid to cover all housing  costs. Said documentation must also indicate if applicant’s housing costs will be  paid on a month, semester, or annual basis.
