MAINTENANCE WORKER

Job Description:

American Edge Real Estate Services is adding an additional maintenance person for the large portfolio of residential and commercial properties we manage. Full time person preferred but will consider part time. We are an established business with 30 years of service to our clients. 6 paid holidays and 10 days PTO after 1 year.

Requirements:

    • Positive attitude, dependable, and detail oriented
    • Working knowledge of carpentry, electrical, plumbing, and painting
    • Must have own basic hand tools and power tools
    • Must have vehicle capable of carrying tools, equipment, and materials
    • Valid drivers license

Additional Information:

    • Work 9-5 Monday through Thursday, 9-4 Friday’s

PROPERTY MANAGER

Job Description:

    • American Edge Real Estate is adding an additional Property Manager to join our team. This position is part of our professional staff and a current Wisconsin Real Estate License is preferred. American Edge is a full-service real estate company in business for more than 30 years. We manage a large portfolio of residential and commercial properties in Menomonie. To be successful as a Property Manager you should be able to ensure efficient daily operations and meet financial objectives. Ultimately, an outstanding property manager should be able to increase property value and satisfy tenant requirements.

Duties and Responsibilities Include:

    • Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws
    • Advertising vacant properties and hiring a leasing agent to find tenants as needed
    • Inspecting properties and arranging for repairs and new materials as required
    • Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate
    • Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services

Property Manager Requirements:

    • Wisconsin Real Estate License preferred
    • Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
    • Experience as a Property Manager or in a similar role
    • Working knowledge of property regulations
    • Understanding of marketing and accounting principles
    • Strong organizational and time management skills
    • Excellent communication and negotiation skills
    • Good customer service skills

Compensation depends on qualifications and experience

6 paid holidays, 10 days PTO after 12 months

 

GENERAL OFFICE / FRONT DESK

Job Description:

    • AVAILABLE IMMEDIATELY. Full-time person for the front desk operations of a very busy office. American Edge Real Estate Services has been providing quality brokerage and property management services in Menomonie for 30 years. This job is a vital part of our operations. You must project a professional image and are usually the first contact for our clients and customers. This position works with a group of other full-time employees. Our office is open Monday-Friday. Typical Responsibilities:

    • Answer, screen, and transfer incoming phone calls while providing basic information when needed
    • Update website and all social media accounts on a daily basis
    • Coordinate mail flow in and out of office
    • Become familiar with and show rental properties to prospective tenants
    • Assist in supporting agents and leadership on an as-needed basis with projects
    • Take and relay detailed messages
    • Keep inventory of office supplies – order when needed

Minimum Requirements:

    • Excellent verbal and written communication skills
    • Bookkeeping experience
    • Proficient in Word, Excel, Outlook. Must be skilled in all aspects of the web and social media
    • Previous experience working in an office setting
    • Experience with business letter writing, office equipment
    • Ability to deal with stressful situations with a calm and pleasant demeanor
    • Attention to detail, multitasking skills, and problem-solving ability required

Compensation:

  • Start at $15 – $16 / her depending on experience with review in 6 months
  • 6 paid holidays
  • 10 days PTO after one year
